Acquired this flip from a bandit sign. I made a cash offer to the seller and she wanted way more. I told her to reach out if anything changes. She called me back in a month and we were able to make a deal. This was a unique project because I was able to flip it within a month and it was a pocket listing for our realtor who had a client that was looking for a house in our selling price range but continued to get outbid. We were able to sell it for asking price to that client. Highlights were new landscaping, new kitchen counter, tile floor, carpet throughout the house, some cosmetic updates, and a pressure wash. Moral of the story is that bandit signs work and to out-wait your seller. Some people want a quick close and not deal with the MLS.
